116 Bosphorous is the smaller of two custom homes on the Davis Island lot rezoned in 2025. Designed by Rios Architecture, Inc. (Alex Rios, AR97426), it shares the same architectural language as 118 — elevated main floor at DFE 12.00', flat parapet roof, horizontal charcoal lap siding over a warm stucco base — but resolves it in a pure rectilinear vocabulary rather than the arched motif of its neighbor.
The face of the home is anchored by a two-story storefront glass volume framed by a wood-slat privacy screen, with the two-car garage tucked to the right. The main entry sits to the left, reached by a run of concrete steps rising up to the elevated floor. The rear elevation is a straightforward grid of full-height bronze-framed sliders opening onto a covered patio, upper balcony above, and the pool deck.
Inside, the ground floor holds the garage, foyer, walk-in pantry, mud room, and a ground-level guest bedroom with its own bath and walk-in closet — plus the covered lanai with outdoor kitchen. The elevated main floor is an open living/dining/kitchen volume. Upstairs is dedicated to the primary suite with his/hers walk-ins, plus two secondary bedrooms sharing a full bath, a laundry/AC core, and a bed/entertainment loft with front and rear balconies.
